Woo Hoo!

The realtor called…. they accepted our offer! It’s not a done deal yet, but we are about 95% there.

Basically, our offer was slightly higher than the other one on the table. So, now it goes to the seller’s lawyer and they figure out who gets our money. I don’t particularly care who takes my money. I just want to get a house in return for it. The carving up the pie bit doesn’t really affect us, it just makes the whole process take a little longer.

The only place where we could get end up not getting this house is the home inspection. We have to have a home inspector go over the place with a fine tooth comb. This could get tricky. Normally, the home inspector says, “The place looks good, but the toilet on the second floor is in danger of exploding. You should really replace that.” Then you go back to the seller, demand a better toilet and they either fix it or knock the cost of a toilet off the selling price. In this case, the bank says “Enjoy your exploding toilet… suckahs!” You either deal with the toilet yourself or you walk away.

We know that this house is going to come with a few problems. You don’t buy a 128-year-old house without having to replace the occasional faucet (hopefully not any toilets. at least not anytime soon). What we’re hoping is that they don’t find anything serious. You know, like the roof is about to blow off. Or the foundation is composed entirely of sawdust and termites. Or there is an aggressive zombie infestation in the basement. These would all pretty much be deal-breakers.

Although taking out zombies could be kindof fun.

So, now we play the waiting game. And we hire a good home inspector.

  1. Congrats! Or almost congrats I should say, maybe?

    Our house is only about 15 years old, and we had several things to replace. I think that’s just the way things are. People usually aren’t into putting a lot of money into it if they are on the way out. What helped us out a lot was listening to our realtor. He had tons of connections that really did help us out price-wise on any work we had to have done.
